Apartment complex with multiple buildings of 4-level of wood framed apartment units. 

Design Challenges:  Partial basements/retaining walls to handle grading requirements on a sloped site. Utilizing a lateral analysis for “soft story” conditions produced by the garage door openings in the parking levels below the units. 

Bridgeview 125 Apartments

Description: 265,000 sq ft, University Place WA

2-level concrete parking garage with 3 to 5 levels of retail and residential spaces above.

Design Challenges: Temporary shoring + foundation adjustments to handle a basement offset between the two below grade parking levels. Significant steps in the post-tensioned slabs to account for sloped exterior grades across the site at t
